An informed buyer is a smart buyer!!! 

Whether the home you're looking at purchasing is new construction, only 10 years old, or a fixer upper, there are usually items of concern that can be remedied at no cost to the buyer when proper information is provided.

Examples...

New homes can have cosmetic and even structural issues overlooked by the county/city building inspectors.

Slightly older homes can have issues with building products since recalled due to failure, excessive wear for the age by the previous owners, or basic product failure untested during your initial walk-through.

And fixer-uppers benefit by a thorough list of items that need attention unforseen by an untrained eye. 

Where to start... 

The first important step is in the contract drafting stage. You can make your offer to purchase contingant on a professional home inspection. 

Then, find a good inspector (we hope you choose us) that will take the time to answer any of your questions and that will provide a thorough report that you can understand and that is delivered in a timely manner.  

(Most good inspectors rely, not only on their own experience, but also on a network of other inspectors across the nation to address any items of concern and to adhere to an excellent standard of reporting. This is an important quality to look for in an inspector and is the advantage to have an InterNACHI certified Inspector.)

What then?

Once you have an inspection report provided to you, you can decide whether or not to include a repair request of the items that are of concern to you as part of the original purchase agreement. The seller can then address each item and repair them at no cost to you before you take possesion of the property.

A "Re-Inspection" option is available for a lower price to report the items that have been repaired.

NOTE...If there's an item indicating major structural concern, you've saved yourself from a bad investment or have the option to adjust your previous offer to account for the repair costs.
